LandVault Private Sales Comps

The LandVault system from REALSTACK is a private repository of land sales comps for your brokerage, meaning only those within your brokerage can search and view these comps. Furthermore, you can set restrictions on who can see certain comparable sales listings.

This article will give you a step-by-step walk through of the primary LandVault features.

How to Search your Land Comparables

1. Log into your REALSTACK account.
2. Click “Comparables” on the left navigation menu.
3. Click “Search Comps”.
4. Here you are given filters that allow you to search for an accurate set of comparable listing. Select the filters of your preference.
5. Click the “Go!” button on the right side of the page.
6. The first bit of information on this page are summary boxes showing valuable information in regard to the listings searched. Click the “Download” button located toward the top right corner of the page to download the full search of comps as a PDF.
   1. You can customize these PDFs with your own logo, which we will get to later on.
7. Go back to the “Search Comps.”
8. If you scroll down past the summary boxes, you should see a map view of your comps. Click on one of the red map pens to view the top-line comp information for the listing.
9. Scroll further down past the map view to see the data view of the comp listings. Scroll all the way to the right on the listings table and click the action icon.
10. After clicking the action icon, you should see a drop down menu showing “Remove From List”, “Print Details” and “Edit.”
11. Notice toward the top left of the data view of the listings there are two buttons, “CSV” and Print.”
    1. Click “Print” if you wish to print the comparable listings or download the information as a PDF.
    2. Click “CSV” if you wish to download the comparable listings as a CSV.
    3. Before we move on, click “MapView Comps” on the left navigation menu. Here you can view a map view of all your comparables.

How to Add Comparables

• You can add a comp directly, or;
• The listings in your REALSTACK account can be marked sold and saved as a comparable, or;
• Let REALSTACK create comparables for you automatically. 

Here is how you allow REALSTACK to create comparables for you automatically:

1. In your REALSTACK account, click your name in the top right corner of the screen
2. In the drop down menu, click “Account.”
3. Scroll down to “Settings.” Click the switch for “Auto Create Comps.”
   1. Now, REALSTACK will check your account for sold listings each night and create them for you if you haven’t already created them.
4. Scroll down and click “Save.”

How to Customize your Logo

1. In your REALSTACK account, click your name in the top right corner of the screen
2. In the drop down menu, click “Account.”
3. Scroll down to the “Logo” section. Here you the option to private label your PDF reports with your brokerage logo. Drag and drop an image or upload one from your file browser.
4. Click “Save.”

How to Edit Comparables

1. Log into your REALSTACK account.
2. Click “Comparables” on the left navigation menu.
3. Click “View Comps.”
4. Click on the property title of the comp you wish to edit.
   1. The following screen will display all the detailed captured for the comp.
5. Click on the pencil icon located toward the top right corner.
6. You now have the option to edit the comp as you please.
   1. Notice the “Team View” switch. This allows you to restrict your team’s access to individual comps.
7. Scroll down on the editing page. You have the option to add multiple land uses, crops, minerals, dwellings and improvements by clicking on the plus icon located toward the bottom right corner of each section.
8. As you continue to scroll down, notice the “Maps” section. If the comp was created from a REALSTACK listings, these PDF maps will automatically upload.
   1. You also have the option of uploading these PDFs manually.
9. After finalizing your edits, scroll to the bottom and click “Submit.”
